Property Inspection
The purchase contract gives you the right to inspect all components of the property. This includes the mechanical, electrical, plumbing, structure and drainage, as well as anything else you think is necessary to inspect. The buyer is responsible for having the inspections done.
The inspections must be done within a specific time frame given in the purchase contract.
Plan to be at the inspection so you can ask questions. You will receive a written report of the inspection.
Inspections that cover everything are called Whole or Full House Inspections and generally cost from $150 – $300 or more depending on the inspection company and the size of the house.
The lender will require a termite inspection. This inspection is usually $150 to $250.
